This Nalu Mentawai Surf Dream Property is situated on a small island in the Mentawai group, off the western Sumatran coast.  6,200 sqm of pristine private beachfront land with white sand and coral gardens. Hundreds of coconut trees. There are more than 7 world class waves in the area. You can see two from this Mentawai Surf Dream Property; a 200 meter left and a fun righthander.

Sleeps 12 with All of the Gear Included

Accommodation comprises a main bungalow which can sleep up to 6 people. Guest and staff rooms with another 4 beds, Nalu can sleep up to 10 people and 2 staff. Full solar system and generators, kitchen and laundry, wifi, lots of extras like fishing, freediving gear, surfboards, spearguns and a SUP. All in good condition. 75m approx of private beachfront. 

There is ample room to build another 2 bungalows. 

Boat Included

Nalu is fully set up with a tinny and a \ 15 HP engine. You can get to so many waves from the Mentawai Dream Surf Property.

Clean & Plentiful Water

Water is provided by well and rain water. The well is super clean and has never dried out.  

Staff Quarters

The staff accommodation is completely separate with its own western bathroom and fully set up kitchen. There are 2 sheds and plenty of storage. Plus a new water tank system. 

Fans Throughout

All accommodation have fans installed. Every room has a fan above the bed and the deck has a fan outside. Great for keeping the mosquitos away when you are sitting on the deck. The solar power runs it all.

Mooring

A galvanised steel mooring is included for your boat and is secured with 1 inch chain around a reef bombie. The mooring sits just off the reef edge, perfect for the big boat. 

Costs

Costs are approx $320 per month for maintenance and staff, plus $650 per year for the local nominee land ownership.  The new owner would be responisble for 50% of this cost. Only about $485 per year!

All Staff and Connections Included

The structure and contacts are in place to run the property smoothly. Mechanics for the boats, manager for the property, the staff. Great support from Padang and excellent relationships with the locals. All of the construction is done with local approved material so there are no issues with government.

Close to Tua Pejat

The property is located 10 to 15 mins boat trip from Tua Pejat which is the main hub of Mentawais. Most shopping can be done here, any specialized items can be sent from Padang. Tua Pejat is 3.5 hours fast ferry from Padang in Sumatra. 

Crypto Accepted

Sellers are happy to accept cash or crypto. Bitcoin, BNB, USDC etc. Ownership is 62.5% with a couple staying in. They would like to use the property 1 or 2 months of the year. Purchase price for the 62.5% share is $175,000 USD. 

Freehold Ownership

There is no business license for the property at this stage but can be applied. Therefore no full scale commercial activity is possible in its current format.  Land is freehold and owned with a long time trusted local partner who speaks fluent English. All right of use agreements will be executed ensuring full legalities are met and the ownership is safe.
